Pricing Overview

Why can't we just give you one number?

Roofs that look similar from the street can need very different amounts of labor, preparation, waterproofing, and material. Size, pitch, access, what's found under the existing roof, and the system you choose all change the final price.

Most Phoenix roof replacements run $10,000 to $30,000 or more. The ranges above show what you may expect by roofing system, and the instant quote narrows it down to your roof.

What Does That Number Actually Buy?

Three real roofs, three real prices

These are actual Raving Roofs projects. Sizes below refer to roof area, not the home's living area. Each price reflects that project's scope and roof condition; a recoat is different from a full foam installation.

Three things move almost every quote

These show up across every roofing system, whatever you're pricing out.

✓

Size & Pitch

Roof area — not your home's square footage — and how steep it is. Steeper roofs take longer and need more safety precautions.

✓

Complexity & Access

Valleys, skylights, HVAC units, multiple levels, narrow side yards, pools, and limited space to stage materials.

✓

What's Under the Roof

Existing layers to remove, the underlayment and flashing being installed, and any damaged wood found at tear-off.

That's why two homes that look similar from the street can end up with very different roofing quotes.

The Value Proposition

Will Raving Roofs always be the cheapest option? No.

Two estimates for the same home can differ by thousands of dollars because contractors may not be proposing the same materials, preparation, labor structure, supervision, or installation process. The cheapest estimate may not be the least expensive roof over time. Here's what's in a Raving Roofs price instead.

Pricing FAQs

The prices shown are from actual Raving Roofs projects, but your final cost may be different. Roof size, materials, accessibility, existing roof condition, and necessary repairs can all affect pricing. We'll provide a written estimate based on your specific roof and the work required.
A home's living area is measured differently from the roof surface. Garages, patios, overhangs, pitch, and roof design can make the actual roof area larger than the home's listed square footage. That is why final pricing should be based on roof measurements, not only the size of the house.
Yes. You can use our online roof estimator to get an initial price range without scheduling an inspection or speaking with a salesperson. The estimate is a starting point, not a final quote. An inspection allows us to assess your roof's condition and provide more accurate pricing.
Some roof damage isn't visible until the existing roofing materials are removed. If we discover damaged or deteriorated wood, we'll document the issue, explain the necessary repairs, and review any additional costs with you before proceeding with the extra work.
Sometimes. If the problem is isolated and the surrounding roof is still in good condition, a repair may make more sense than replacement. If problems are widespread or repairs keep failing, continuing to repair the roof can eventually cost more than addressing the larger issue.
There are legitimate reasons. A smaller roofing company may have fewer employees, vehicles, office staff, and administrative costs. Some companies rely more heavily on subcontracted crews instead of maintaining larger teams of W-2 employees, which can reduce fixed labor costs. The scope may also be smaller, more existing components may be reused, or different materials may be specified. None of that automatically means lower-quality work. Compare what is included, who will install and supervise the roof, how the work will be inspected, what warranty support is provided, and who will be responsible if a problem comes up later.
Yes, in some cases. If damage is limited to one area and the remaining roof is in good condition, a partial replacement may be possible. However, if the roof is aging or has widespread problems, replacing the entire roof may be more cost-effective over time. A roof inspection can help determine which option makes the most sense.
Yes. Financing options may help qualified homeowners spread the cost of eligible roofing projects over time. Compare the interest rate, loan term, fees, promotional conditions, early-payoff rules, and total cost, not just the monthly payment.
During a roof inspection, we evaluate the condition of your roofing system, look for signs of damage or deterioration, and document our findings with photographs. We use our 29-point inspection process where applicable to help identify potential problems. After the inspection, we'll explain our recommendations and provide a written estimate outlining the proposed work and costs.
Start by comparing what's included in each estimate, not just the final price. Look at the roofing materials, underlayment, flashing, ventilation, labor, warranties, and any excluded work. Two estimates may appear similar but include very different materials or installation methods. Make sure each contractor clearly explains what you're paying for before making a decision.
